Apartments make up 57 listings, with 3 houses, 3 plots and 1 villa. Three-bedroom flats lead (23), then four (20) and two (11). The tight quartile range shows a stock of similar new-build flats. Treat the data as a resort market, not a general one. See Croatian apartments and villas.
Because nearly nine in ten listings are apartments, comparing complexes by sea distance, floor and parking will tell you more than the island-wide median.
Kolan lies on Pag island, a dry, rocky island linked to the mainland by a bridge, known for lace, cheese and the party beaches around Novalja. Novalja and Pag town are the neighbouring centres, and Povljana lies to the south. Vir and Nin are mainland locations across the water, and Rab is a different island to the north.
Croatia uses the euro. EU/EEA citizens can buy freely; non-EU buyers need reciprocity and approval, so use a local lawyer. Resale purchases pay 3% transfer tax; new-build flats carry VAT, which is already in the price. Verify the land register, the building permit, and whether holiday-rental registration and tourist tax apply. See the Croatia guide and financing.
Ask for the energy certificate, the building permit and the completion certificate (uporabna dozvola) for new apartments. Pag is exposed to the bora wind and salt air, which affect windows and exteriors. Many flats are in holiday complexes with management fees and seasonal operation; ask what is included. Water supply and parking can be tight in summer.
