Houses are 188 of the listings, land 116, villas 63, apartments 47 and commercial 4. Bedrooms lean large: 68 have five or more, 53 have four, 37 have three, 31 have two and 5 have one. Land makes up over a quarter of listings, so building plots are a notable option. The wide gap between the lower and upper quartile shows that rural ruins and finished sea-view villas sit side by side. Browse Croatia's land, villa and house pages.
The old town of Labin crowns a hill with narrow stone streets, galleries and views, and the former mining history of the area shaped its character. Rabac, a few kilometres down, has pebble coves and a hotel strip. Pula's airport is around 45 minutes away by road, and Rijeka lies to the north. Istria's inland villages, truffles and vineyards draw buyers who want something quieter than Poreč. Compare Pula, Poreč, Umag and Rijeka.
Croatia joined the EU and the euro, and EU citizens can buy on the same basis as Croatians. Non-EU citizens may need reciprocity and approval from the ministry, which is generally given where reciprocity exists, so check the process with a Croatian lawyer. Property transfer tax is typically 3% for resales, while new-builds carry VAT instead. Ask about cadastre and land registry records, which can differ in rural Istria, and confirm whether a house has building permits and use approval. Agricultural land has extra restrictions. See the Croatia guide and financing information.
In Istria, the registered paperwork is as important as the stone walls.
Old stone houses need roof, damp and electrical work. Get contractor quotes and confirm permission for any extension.

Generally yes, but the range is wide. See Poreč.
Often yes where reciprocity applies, with a process to follow.
Pula is about 45 minutes away.
It is the coastal resort district below the old town.
