Crikvenica has a long promenade, pebble and concrete beaches, a mild climate and a family-oriented summer season. Rijeka and its airport on Krk are close, and Zagreb is about two hours by road. Neighbouring places: Novi Vinodolski, Kraljevica, and, across the bridge on Krk island, Krk, Vrbnik, Omišalj and Dobrinj.
Croatia uses the euro and is in the Schengen area. EU citizens can buy freely, while non-EU citizens usually need approval and reciprocity. Resale purchases pay 3% transfer tax; new builds pay VAT. Get an OIB tax number, use a lawyer to check the land register and building permit, and check if the apartment is legal and registered. Rental income requires registration.
See the Croatia buying guide and financing page.
Look closely at whether the building is in the land register as a separate unit, as older Yugoslav-era blocks sometimes have unresolved ownership or unlegalised extensions. Ask about the energy certificate, the building manager's reserve fund and whether tourist rental is allowed. Sea views and distance from the main road explain much of the price gap between listings. Winters bring the bora wind, so check windows and heating. Foreign buyers should also confirm whether a non-EU purchase needs ministry approval before signing a binding contract.
