There are 136 apartments, 101 houses, 24 plots and 18 commercial units. By bedrooms: 109 three-bed, 70 two-bed, 33 four-bed, 27 studios, 10 five-plus and 9 one-bed. Many listings are outside the old town, in villa areas and golf-linked developments. See Portuguese houses, villas and apartments.
Unlike many resort towns, Olhão is lived in all year by locals. The waterfront market buildings, the old town's flat-roofed houses and the boat services to Armona and Culatra give it a distinct feel. Faro airport is about 15 minutes away and trains stop in town. Prices have risen as the town gets discovered, though they are below Vilamoura or Quinta do Lago. Compare Faro, Tavira, Loulé, Quarteira and Almancil. Luz is further west.
You need a Portuguese tax number (NIF), and non-residents need a fiscal representative. Property transfer tax (IMT) applies on purchase, and from 2026 a flat 7.5% rate for non-residents was introduced, so verify the details with a lawyer. Stamp duty is 0.8%, and annual municipal tax (IMI) is typically between 0.3% and 0.45% for urban property. The golden-visa property route closed in October 2023.
