Buyer's guide: Quarteira
If you are looking at Quarteira real estate, expect a seafront Algarve resort town where apartments dominate: 111 of the 195 listings on RealEstateAbroad are flats. The median asking price is €988,183, with a wide spread between budget flats and large coastal homes. Here is how the numbers break down.
These are asking prices from current listings on RealEstateAbroad. The range is wide because the sample mixes small inland flats, beachfront apartments, villas and commercial units.

Apartments lead with 111 listings, followed by 41 houses, 24 commercial units, 11 villas and 8 plots of land. The commercial share is high for a resort town and mostly reflects shops, restaurants and ground-floor units along the promenade and town centre, so filter carefully if you want a home.
By size, two-bedroom flats are the largest group (64), then three-bedroom (53) and four-bedroom (23). Eight listings have one bedroom and 18 have five or more. Browse the full country selections of apartments, villas and land.
Quarteira is part of the municipality of Loulé, on a long sandy front with a pedestrian promenade and a working fishing beach. It is lower-key and more local than its neighbour Vilamoura, whose marina, golf courses and new developments pull prices up. Almancil and Loulé are a short drive inland, Albufeira lies west along the coast and Faro, with the region's airport, is roughly 20 minutes east.
Year-round residents give the town a life outside summer, which helps rental demand from long-let tenants as well as holidaymakers.
Foreigners buy on the same terms as residents. You need a Portuguese tax number (NIF), and non-EU buyers usually need a fiscal representative. A promissory contract (CPCV) with a deposit comes first, then the deed at a notary and registration. Property transfer tax (IMT) applies on a sliding scale, and a flat 7.5% rate for non-residents was introduced in 2026, so confirm the current position with a lawyer. Stamp duty is 0.8%, and the annual IMI tax is set by the municipality.
The golden-visa property route closed in October 2023, so do not buy for residency reasons. Read the Portugal buying guide and financing guide, or start from the Portugal page.

Per square metre it is usually more affordable, though the listings here include some very expensive properties. Compare similar sizes and distance to the beach.
Houses and villas together number 52 of 195 listings, so the market is mainly apartments. Larger homes tend to be on the edges of town.
Portuguese banks lend to non-residents, commonly at lower loan-to-value than for residents. Expect to document income and provide a NIF.
Yes. About one in eight listings is commercial, so set your search to residential types if you want a home.
