The eastern Algarve is flatter, quieter and less built-up than the central coast, with the Ria Formosa lagoon, salt pans and Tavira's old town nearby. Faro airport is about 30 minutes by road, and beach access by ferry or boat is a draw. Because Portugal has several places called Luz, confirm the exact location with the agent.
Parts of the eastern Algarve fall within the Ria Formosa natural park or other protected zones, where building is tightly limited. Ask for the zoning classification and any ecological or agricultural reserve designation before paying a deposit. For finished houses, check the habitation licence, the energy certificate, and water and electricity connections, as rural homes may use wells or a borehole. Factor in the cost of landscaping and fire clearance on larger plots.
Foreigners can buy freely. From 2026 non-residents pay a flat 7.5% IMT transfer tax, plus 0.8% stamp duty, notary and registry costs. Annual IMI is set by the municipality. The golden-visa property route closed in October 2023. For plots, request the property registry extract, the municipal building viability statement and the Reserva Agrícola Nacional or Reserva Ecológica status.
Our Portugal consultation guide and Portugal financing guide cover the steps.
Tavira and Olhão are the closest, with Faro the regional hub. Castro Marim and Vila Real de Santo António are east, and Loulé is further west. See Portugal property.

Only with permitted building rights. Check zoning and protected-area rules before buying.
No, the Portuguese golden-visa property route closed in October 2023. Other residency options exist, but property purchase alone no longer qualifies, so take advice if residency is your goal.
Faro airport is roughly 30 minutes away by road, depending on traffic and the exact address. Tavira has the nearest rail station, and the A22 motorway runs along the coast.
A flat 7.5% IMT for non-residents was introduced in 2026, and the start date was reported variously. Confirm the current position and your tax status with a Portuguese lawyer before you commit.
