Bedrooms: 20 four-bedroom, 10 two-bedroom, 10 three-bedroom, 8 with five or more, 5 studios or zero-bedroom, and 1 one-bedroom. Almancil lies in Loulé municipality near Faro airport and the resorts of Vale do Lobo and Quinta do Lago, an area known for golf and international owners. The small town centre is known for the tile-lined church of São Lourenço. Genuine neighbours are Loulé, Quarteira, Vilamoura, Faro and Boliqueime. Olhos de Água is further west along the coast.
Within Almancil you are really choosing between three markets. Gated golf and beach resorts such as Vale do Lobo and Quinta do Lago set the top of the range, with villas from well over €2 million. Residential streets inland offer apartments and townhouses at a fraction of that. The 20 plots and 11 commercial units are mostly for developers and local operators. Be careful with land: buildable area and licensing, the PDM zone and any ecological reserve limits (the Ria Formosa lies close by) determine what you may build.
Non-residents need a tax number (NIF). Stamp duty is 0.8%, and IMT transfer tax is charged on bands. A flat 7.5% rate for non-residents was introduced in 2026, so confirm the current position. The golden-visa property route closed in October 2023. Annual IMI applies, and holiday-let rules (alojamento local) are restrictive in some areas.

Its median of €1,250,000 is high even within the Algarve because of the golf resorts. The lower quartile of €469,701 shows more modest options. Resort-area condominium fees can be high, so ask for the budget.
No. The property route closed in October 2023. Short-term rental rules change, so ask the council for the latest position.
Yes, but holiday rental licensing rules vary and some zones restrict new licences. Check before buying. Faro is the main gateway for both owners and holiday renters.
It is in the same part of the Algarve, so many owners reach it quickly. Check drive times from the specific property. Always have a Portuguese lawyer check licences before signing a promissory contract.
