Apartments are 53 listings, land 32, houses 30 and commercial 4. Most homes are small: of 53 listings with bedroom data, 20 have one bedroom, 23 have two, 7 have three and 3 have four. Plots are a large share of stock, so check land in Montenegro rules before buying one.
Cetinje sits in the mountains beneath Lovćen at around 600 metres, cooler than the coast, with a historic centre, museums and embassies from the royal era. It is a quiet university and administrative town, not a resort. Kotor Bay is roughly half an hour to an hour away over a winding mountain road, and the beach towns of the Budva Riviera are also within day-trip distance.
Buyers are mostly locals and people who want a low-cost base with a cultural setting. The bay markets are an alternative: Kotor, Dobrota and Prčanj offer sea views at higher prices, and Bečići is a beach resort near Budva.

No, it is inland in the mountains. The coast and Kotor Bay are reachable by road in under an hour, but allow for mountain driving.
Land is 32 listings, but foreigners cannot buy agricultural land. Check the zoning category before paying a deposit.
Mostly locals and budget-minded buyers; it is more of a quiet town than a rental hotspot.
