Buyer's guide: Poti
Poti is Georgia's main commercial port, on the Black Sea at the mouth of the Rioni, with a flatter, lower-key market than Batumi. RealEstateAbroad currently lists 126 properties here with a median asking price of GEL 196,000. This guide covers prices, what the stock is like and what foreign buyers need to know.

Our data does not split Poti listings by property type, but the bedroom mix is informative: 18 listings have three bedrooms, 12 have two, 11 have four, 5 have five or more and 2 have one. A median size of 184 m² suggests many family houses and large flats rather than studios.
For wider context, see the Georgia country page and affordable homes in Georgia.
Poti's economy centres on its port and industrial zone, with the Kolkheti wetlands and national park right next door and the long, dark-sand Black Sea beach in town. The city is flat, quiet and cheaper than Batumi, about 100 km south. Nearby plans around the deep-sea port at Anaklia, up the coast, are a recurring theme in local property talk, but treat them as speculative until they are built. Buyers are mostly locals, port workers and Georgians living abroad, with a limited expat community, so liquidity may be thinner than in Batumi or Tbilisi.
Poti is a port town first and a resort second, so price it on local demand, not on Batumi's tourism.
Foreigners can buy apartments, houses and non-agricultural land in Georgia; agricultural land is restricted. Transactions are registered at the Public Registry. From 1 March 2026 the property route to residency needs a purchase of at least USD 150,000, so check any Poti purchase against that threshold if residence matters to you.
Hire an independent lawyer, check for debts and unregistered extensions, and see our Georgia buying guide and Georgia financing page. Local mortgages for non-residents are limited, so plan for cash.

Generally Poti is viewed as the lower-priced, quieter market. Our median asking price here is GEL 196,000, but you should compare similar property types and locations.
Yes, apart from agricultural land. A lawyer should check the registered category and title before you pay anything.
184 m² across the listings, which suggests many houses and larger apartments.
It is mentioned in local conversation, but plans have changed over the years. Do not pay a premium for projects that have not been built.
The nearest international airports are Kutaisi and Batumi, and there are rail and road links to Tbilisi. Check current schedules.
