Buyer's guide: Kobuleti
Kobuleti is a beach resort town on Georgia's Black Sea coast in Adjara, about 25 km north of Batumi, with long sand-and-pebble beaches and a lower price level than Batumi's tower district. We list 175 properties with a median asking price of GEL 472,000.
Figures are asking prices from current listings on RealEstateAbroad. The median price per m² in our sample is GEL 1,610. Listings are a mix of resort apartments and houses with land, so ranges are wide.

Where bedroom counts are given, larger homes stand out: 15 listings with five-plus bedrooms and 12 with four, against 10 two-bedroom, 8 one-bedroom and 4 three-bedroom. The larger listings are mostly houses and guesthouses, while smaller units are in resort blocks.
For other regions, see the Georgia overview.
Treat guesthouses with care. Their value rests on bookings, licences and seasonal demand rather than on the building alone, so ask for several years of occupancy records and check whether the property is registered for tourist use. Sea-view flats should be checked for noise from the main road and railway line, and for what happens to the beach frontage if new blocks are built in front.
Kobuleti has a seaside boulevard, a long beach and the Mtirala National Park in the hills behind. The area is busy in summer and quiet in winter, so check whether a resort block has year-round utilities and management. Batumi, with its airport and amenities, is about 30 km south.
Nearby places: Batumi to the south, Ureki on the magnetite-sand coast to the north, Ozurgeti, Poti, Khelvachauri and Tsikhisdziri. Poti is a port to the north.
Seaside Georgia rewards patient buyers: yields depend on the short summer season unless the building is run for year-round tenants.
Foreigners can buy apartments, houses and non-agricultural land, but not agricultural land. The process runs through the Public Service Hall, with modest registration fees and no general transfer tax (approx.; verify locally). Annual property tax is low, up to about 1%. A property worth $150,000 or more can support a residence permit from 1 March 2026. Off-plan purchases carry developer risk; check the permit and escrow arrangements.
