Buyer's guide: Anaklia
Anaklia is a small seaside settlement at the mouth of the Enguri river on Georgia's Black Sea coast, and our property for sale in Anaklia listings show 63 properties with a median asking price of GEL 324,000. Property types are not classified in this data, so the figures are best read as a general guide. Below are the numbers and the checks to make.
Asking prices from current listings on RealEstateAbroad, in Georgian lari (GEL), the currency used by most sellers here.
| Measure | Anaklia |
|---|---|
| Listings | 63 |
| Median asking price | GEL 324,000 |
| Median price per m² | GEL 161 |
| Median size | about 1,000 m² |
A median size of about 1,000 m² at only GEL 161 per m² suggests that many listings are land plots or houses on large parcels, not apartments in towers. Bedroom data exist for only a couple of listings, so do not rely on them. If you want a built home, ask the agent about the floor area, not just the land area, and verify the number against the cadastral record. The budget page for Georgia lists the cheaper end of the market.
Anaklia lies in the Samegrelo region, a short drive from Zugdidi and about 50 km north of the port of Poti. It has a long sandy beach, a developing promenade, and has been the site of an ambitious deep-water port plan that has stalled more than once, so treat any promise of future infrastructure with caution and rely on what exists today. Summer is the busy season; the rest of the year is quiet.
Buyers are mostly Georgians and domestic holidaymakers, with growing interest from foreigners seeking a low-cost beach plot.
Foreigners can buy non-agricultural land and buildings in Georgia, but not agricultural land, so confirm the land category on the title extract from the Public Registry. A property purchase of at least $150,000 can support a residence permit from 1 March 2026. Registration is done through the Public Registry, and a local lawyer should check ownership, liens and boundaries.
Our Georgia buying guide, financing page and market analysis give more context, and the Georgia country page covers other cities.
Land category and an exact boundary survey matter more than the sea view.

Foreigners cannot own agricultural land in Georgia; the category on the registry extract decides.
It is speculative; the port plans have stalled, so rely on present use.
Request a Public Registry extract and use a local lawyer.
The beach is, but most services are seasonal.
