Buyer's guide: Ureki
Ureki is a small Black Sea resort in Georgia's Guria region, known for its dark, magnetite-rich sand and a long tradition as a family health resort. We list 211 properties here, priced in Georgian lari with a median asking price of 291,000 GEL, and much of the stock is plots or houses with land.
These are asking prices from current listings on RealEstateAbroad, shown in Georgian lari as quoted by local sellers. The large median size reflects plots and houses with land, so price per square metre is low.
| Indicator | Value |
|---|---|
| Listings | 211 |
| Median asking price | 291,000 GEL |
| Median price per m² | 262 GEL |
| Median size (land and buildings) | 671 m² |
A small share of listings state a bedroom count; among them, five-plus bedroom properties (12) and three-bedroom homes (9) are the most common. Typical offers are beachside plots, houses with gardens, small guesthouses and apartments in resort buildings. Because stock mixes land with buildings, compare each property by the size of the land, the floor area, the state of construction and the distance to the sea. Budget buyers can also see cheap property in Georgia and Georgian property under €100k.
Seaside apartment projects have appeared in recent years, along with old Soviet-era sanatoria that are being renovated or redeveloped.
Ureki's broad beach is made of dark volcanic sand that locals say has health benefits. The resort has a compact centre with cafés and guesthouses along the shore, and the season peaks in July and August with domestic and regional holidaymakers. Nearby, Shekvetili has a large resort and a dendrological park, and Kobuleti, a larger beach town, is about 30 minutes to the south. Batumi, Georgia's main Black Sea city with an international airport, is about an hour by road. The town of Ozurgeti is the nearest inland centre, and the tea plantations and hills of Guria lie behind the coast.
Winters are mild but wet and the resort is quiet. Infrastructure, such as sewerage and roads, has improved but varies between streets, so check water, electricity and drainage. The Georgian government has invested in coastal roads and a motorway connection towards Kutaisi and Tbilisi, and Poti's port is a short drive north.
Ureki is a summer-season market with winter-quiet streets. Plan for guests, not permanent neighbours, and test any rental assumption.
Our Georgia buying guide and Georgia financing guide walk through the steps.
Ureki has basic services, including a few shops, a clinic and seasonal restaurants. For hospitals, shopping centres and the airport you travel to Batumi or Kutaisi. Utilities are inexpensive, but water pressure and electricity can fluctuate in peak season. Winter heating depends on electric or gas heaters, and damp can affect buildings close to the sea. If you plan to run a guesthouse, check licensing requirements, tourist taxes and any restrictions on short-term lets. Plan for property management during the off-season, because empty buildings deteriorate quickly in the humid subtropical climate.

The sand contains magnetite, a naturally occurring iron mineral. It is popular for its reputed therapeutic qualities.
Yes, apart from agricultural land. Check the land category in the Public Registry.
Lari, though some sellers quote in US dollars. Confirm the currency in any contract.
About an hour by road.
There is strong summer demand, but the season is short and income varies. Run your numbers on a low-occupancy year.
Ask for the Public Registry extract, an ID check of the owner, utility bills showing no arrears, and the cadastral plan. Check for any mortgage or arrest recorded against the property. A lawyer can obtain these quickly and confirm that the seller has authority to sell.
