Buyer's guide: Telavi
Telavi is the main town of Kakheti, Georgia's best-known wine region, with the Caucasus mountains on one side and the Alazani Valley on the other. We list 456 properties, and unusually for this batch the prices are quoted in Georgian lari: the median asking price is GEL 296,500.
These are asking prices in lari from current listings on RealEstateAbroad; we do not convert them here.

The type labels for this location are incomplete, so we cannot split houses, flats and land reliably. The bedroom data give a better hint: 75 listings have three bedrooms, 49 have two, 26 have four, 23 have five or more and 11 have one. With a median size of 220 m², typical properties are sizeable family houses, often with a garden or vineyard plot. See the cheaper options on our Georgia budget page and the under 100k page.
The town has a historic fortress and the Batonis Tsikhe complex, and wine estates dot the surrounding villages, including the Tsinandali area. The Gremi complex is close by. Tbilisi is roughly two hours by road, and most visitors drive or use minibuses, so it does not suit daily commuters. Winters can be cold and the lifestyle is quiet. Many buyers want a second home or a small wine or guesthouse venture. Compare Tbilisi, Mtskheta and the mountain resort of Bakuriani, or the coast at Batumi.
Foreigners may buy residential property in Georgia, but not agricultural land. A vineyard or farmland plot may therefore be off limits, or may require a Georgian company structure and legal advice. The ownership record sits with the National Agency of Public Registry, and buying involves an agreement, registration and a modest registration fee. Verify boundaries, because village plots can have informal borders. The country has favourable property tax rules, but check them. Read the Georgia guide and financing information. Local banks lend in lari or dollars at high interest rates, so foreigners often pay cash.
Before falling for a vineyard, check whether the land is classed as agricultural.
Confirm water, road access in winter and whether any wine-making equipment or grape contracts convey with the house.

Agricultural land cannot be owned directly by foreigners. You would need professional advice on lease or company structures.
The listings are quoted in GEL, and we show them in their original currency.
About two hours by road, depending on traffic and the mountain pass.
Seasonal tourism around wine festivals can support guesthouses, but demand is concentrated in a few months.
