Buyer's guide: Turrialba
Turrialba is a town in Cartago province, in the Caribbean-facing foothills east of San José, and Turrialba real estate is among the more affordable in Costa Rica. Our 63 listings have a median asking price of €107,277. Below: the mix, the setting and how foreign ownership works in Costa Rica.
Asking prices from current RealEstateAbroad listings, in euros.
| Measure | Turrialba |
|---|---|
| Listings | 63 |
| Median asking price | €107,277 |
| p25 to p75 | €76,882 to €168,514 |

There are 35 houses, 24 plots of land and 4 commercial properties. The land share, over a third, means many buyers are building or buying a farm, while the lower quartile of €76,882 includes simple rural lots. No apartments appear in our data for Turrialba, so city-style condos are better sought in San José suburbs. See the Costa Rica land page, houses and budget listings.

Turrialba sits at the foot of an active volcano, with Guayabo National Monument (a pre-Columbian site), coffee and sugar farms, local cheese and some of the best whitewater rafting in the country on the Pacuare and Reventazón rivers. It is about 65 km from San José, a drive of 1.5 to 2 hours, so it works for lifestyle buyers rather than daily commuters. Rain is frequent and the climate is humid and green.
Expect cooler nights than the Pacific coast and keep an eye on mould in older buildings.
Costa Rica gives foreigners the same property rights as citizens outside the restricted coastal zone. A notary public (an attorney) prepares the deed, and the title is registered at the National Registry. Transfer tax is 1.5% of the higher of price or tax value, with additional notary and registration fees. Check the plan (plano catastro), existing liens and water supply, especially for rural land with a community water association.
Our Costa Rica consultation guide and financing page have more, the country hub lists other cities, and the market analysis adds context.
For rural lots, check the cadastral plan and the water source before the money moves.

Yes, in Costa Rica the notary must be an attorney, and independent legal review is wise.
