Buyer's guide: Escazu
Looking for property for sale in Escazú? This hillside canton on the western edge of San José is where much of Costa Rica's premium housing sits, and our live listings show 181 homes, condos and plots with a median asking price of €563,204. Most buyers are expats, returning Costa Ricans and executives who want city services without living downtown.
The figures below come from current listings on RealEstateAbroad and are asking prices, not sale prices. Escazú has a wide spread: a quarter of listings sit under €333,006, while the top quarter starts at €983,372. At €1,749 per m² the market is cheaper per square metre than many European capitals, but homes are large.
| Measure | Escazú |
|---|---|
| Active listings | 181 |
| Median asking price | €563,204 |
| Middle half of prices (p25 to p75) | €333,006 to €983,372 |
| Median price per m² | €1,749 |
| Median listed size | 349 m² |
Houses make up 110 of the 181 listings, apartments 55, land 13 and commercial 3. Where a bedroom count is given, four-bedroom homes (32) and three-bedroom homes (31) dominate, with 9 listings at five bedrooms or more and only 14 at two bedrooms or fewer. That tells you the market is geared to families and long-stay owners rather than investors hunting small units.
If you want a smaller footprint, the apartment listings in Costa Rica are the place to start; family buyers should compare houses across the country before committing to the canton's premium.
Escazú is split into three districts: Escazú centro, San Antonio and San Rafael. San Rafael is the modern, mall-and-tower district with gated communities and condo blocks; San Antonio is higher, cooler and more residential; the old centre around the church keeps a village feel. Traffic on the road into San José at rush hour is the main complaint, so test your commute before you fall for a view.
International schools, private hospitals and large supermarkets are all within a short drive. The Juan Santamaría airport is roughly 30 to 45 minutes away off-peak. Neighbouring Santa Ana sits just to the west and is often cheaper per square metre, with the toll road towards the Pacific coast on its doorstep.
A big Escazú house is a bet on lifestyle, not a quick flip: price it against what you would pay to rent nearby.
Foreigners hold the same title rights as citizens over ordinary freehold property, so you can buy in your own name or through a Costa Rican company. Ask a lawyer to run a title search at the National Registry, check for liens and confirm water and access rights. Budget roughly 3% to 4% in total: the 1.5% transfer tax plus registry and notary costs (approx.; verify locally). Annual municipal property tax is low, around 0.25% of registered value.
Beachfront is different: the maritime zone has strict rules, which is why many buyers stick to inland cities like this one. For lending, local banks can finance foreigners but at higher rates than for residents; see our Costa Rica financing guide and the mortgage calculator. A real estate purchase of a set minimum can support a residency application, covered in the consultation guide. Wider context is on the Costa Rica country page.
If Escazú is above budget, compare Curridabat on the east side of the capital, Alajuela near the airport, or Atenas, a slower-paced town known for its climate. For the Pacific, Jacó is a long drive but a different product entirely.

Yes. Costa Rica gives foreigners the same ownership rights as locals for standard titled property, and there is no residency requirement to buy. Use an independent lawyer to check the title, plano catastrado and any easements before paying a deposit.
On our listings the median is €563,204 and the top quarter of homes starts at €983,372, so yes, it is one of the pricier markets. The median of €1,749 per m² is moderate, though, because homes here are large.
Escazú is closer to San José, older and more built-up on the hills; Santa Ana is flatter, newer and tied to the Lindora commercial area and the toll road west. Their listings overlap in price, so compare specific streets rather than the town names.
Condos suit lock-and-leave owners and come with security and shared amenities, but check monthly fees. Houses dominate our listings and give more land and space, at the cost of upkeep, security and a higher entry price.
