After 305 houses and 213 plots come 38 commercial properties, 32 apartments and 4 villas. Three-bedroom homes lead with 122, then 100 with five or more, 77 two-bedroom, 51 four-bedroom and 18 one-bedroom. Browse Costa Rican house listings and land listings for comparison.
Steep jungle plots with ocean views dominate the premium tier, while smaller lots inland cost much less.
Dominical has a surf break at the river mouth, a small town centre and a hippie-meets-expat atmosphere. Uvita, Ojochal and the Marino Ballena National Park (famous for humpback whales) lie within easy reach, and the Costanera highway connects to San Isidro and San José in about three and a half hours.
The rainy season is wet and green, and roads and access can be a challenge on hillside lots. Neighbouring options include Ojochal with its French-influenced dining and Manuel Antonio farther north.
Foreigners can hold property in their own name, apart from beachfront concessions in the maritime zone. Hire an independent lawyer to check the title, water rights, road access and any protected-forest or river-setback limits, which can severely limit building on hillside lots. Typical transfer costs are around 3 to 4% of the price, and annual property tax is about 0.25%.
Property investment can support a residency application at a stated threshold, which you should verify. See our Costa Rica buying guide, Costa Rica financing and the Costa Rica page.
