The area has a dry season of sunshine and a green season of heavy afternoon rains. Liberia airport is the main international gateway, about an hour and a half away by road. Sport-fishing, golf, diving and beach life define the community, which has a mix of full-time expatriates and seasonal owners.
Other places in our data include Tamarindo, a bigger beach town, and Santa Cruz, the inland service town. Dominical is on the south Pacific coast, far away, so it is a different market.
Costa Rica allows foreigners to own titled property on the same basis as citizens, but land in the maritime zone (the strip along the coast) is subject to special rules: the first 50 metres from high tide is public, and the next 150 metres are held by concession, which foreigners can generally not hold unless they have lived in the country for years. Check whether a beachfront lot is titled or a concession, and confirm water availability. Buyer closing costs, including transfer tax and registry fees, are typically a few percent; verify the current amounts.
