Land in Costa Rica
Costa Rica has 2,163 land listings on RealEstateAbroad, about a third of 6,415 properties. Land is popular with buyers who want to build their own house, but concessions, water and environmental restrictions make due diligence especially important here.
The whole-market median asking price is €446,093, with half between €228,858 and €983,372. Land varies far more than that: a few hectares of inland pasture can cost a small amount, while an ocean-view lot in a gated community near Tamarindo or Manuel Antonio costs a great deal. Compare by price per square metre and by what services are installed.
Popular areas include Dominical and Ojochal in the south, Santa Teresa on the Nicoya peninsula, Flamingo in Guanacaste and Santa Cruz inland. See also houses if you would rather not build.
Costa Rica requires careful checks. In the maritime zone (the 200 metres from the high-tide line), land is not freely owned. Some plots lie inside protected forest, wetlands or river buffer zones where building is limited. Water concessions and well permits matter because an ocean-view lot without water is hard to build on. The environmental agency SETENA may require a viability assessment for some projects. Many buyers hold land through a Costa Rican company, which has its own tax and registration rules. See the Costa Rica buying guide.
Plan for a longer timeline than you expect. After purchase you need a licensed architect or engineer, a building permit from the municipality, and registration with the professional college that oversees construction. Materials are imported in part and costs rise with the exchange rate. Rainy season stops work on steep sites for weeks. A common approach is to buy the lot, live nearby in a rental for a season, and meet three builders before choosing. Ask neighbours which contractors finished on time. A fixed-price contract with staged payments tied to milestones is safer than open-ended hourly billing.

Only as a concession within the maritime zone, not freehold, unless the land is outside it. Verify with a lawyer.
The registered survey map. It must match the title and the ground.
No, but many buyers use one for liability and succession reasons.
Often a few weeks after due diligence if the title is clean.
