Buyer's guide: Santa Ana
Santa Ana is a canton in the west of San José province, between Escazú and the road to the Pacific coast. Large lots, business parks and gated communities set it apart. Our listings show 172 properties with a median asking price of €625,782, and 125 are houses.
Figures are asking prices from current listings on RealEstateAbroad. The median home measures 407 m², and the price per m² is €1,708, so you buy a lot of floor area and land. A quarter of listings are below €348,650 and a quarter above €1,129,090.

Houses account for 125 listings, land for 26, apartments for 16 and commercial for 5. Four-bedroom homes lead (28), then five-plus (18), three-bedroom (16), two-bedroom (5) and one-bedroom (1). Land is a real option here, so check zoning and water supply.
See the national house, land and commercial pages.
Santa Ana has six districts: Santa Ana centre, Salitral, Pozos, Uruca, Piedades and Brasil. Pozos has the Lindora and Forum business parks, shops and condo towers; Piedades is hilly and rural, with larger estates and views. The Ruta 27 toll road runs west toward Orotina and the Pacific, and east to the capital.
Close comparisons: Escazú is directly east and more established. Alajuela is to the north-west, near the airport, and Atenas is a quieter town farther west. Curridabat is on the far side of San José; Turrialba is in the eastern highlands and Jacó is a Pacific beach town, so both are different markets.
Santa Ana gives larger plots and quicker road access to the coast than Escazú, but commuting into the capital is slower.
Foreigners may own titled property on the same terms as citizens. Do a title search at the National Registry, check water rights, and confirm the legal status of building permits. Closing costs are roughly 3% to 4% (approx.; verify locally), and property tax is a fraction of a percent of registered value. Some buyers use a Costa Rican company for ownership, which a lawyer should structure carefully. Residency for investors is available at a set property purchase level.
See the Costa Rica buying guide, the financing page, and the Costa Rica page.

It is flatter, newer and more business-park oriented, with larger lots. Escazú is more established and closer to downtown.
Possibly, subject to zoning, water and permits. Get a lawyer and engineer to confirm.
Pozos has newer towers and shopping, close to Lindora, so it suits buyers who want amenities.
The median is 407 m² in our listings.
