Buyer's guide: Alajuela
Property for sale in Alajuela is mostly houses and land: 29 houses and 26 land plots out of 57 current listings on RealEstateAbroad, with a median asking price of €458,162. Alajuela is Costa Rica's second-largest city by tradition, home to the main international airport, and sits in the Central Valley west of the capital.

| Measure | Value |
|---|---|
| Median asking price | €458,162 |
| p25 to p75 | €172,314 to €971,527 |
| Median price per m² | €1,307 |
| Median size | 398 m² |
| Listings | 57 |
The gap between €172,314 and €971,527 shows two markets: modest plots and homes on one side, large estates on the other. A median size of 398 m² is large because many plots and houses on lots are included. Where bedrooms are listed, 5+ (5) and 4 (4) beat smaller homes. See Costa Rican land and houses.
Climate in the valley is mild and much cooler than the coasts, which suits retirees and families who do not want a beach lifestyle. The area is close to the airport, hospitals, supermarkets and schools.
Neighbouring markets include Atenas, Santa Ana, Escazú and Curridabat, the latter two being upmarket San José suburbs. Turrialba is on the other side of the valley and Jacó is a Pacific beach town, so they serve different buyers.
Foreigners have the same property rights as citizens in Costa Rica, with the exception of the maritime zone near the coast, where rules and concessions apply. Transfer tax is 1.5% of the higher of price or tax value, and notary and registry fees add more. A lawyer should run a title search at the National Registry and check boundaries (plano catastrado) and water rights. Many buyers hold property through a Costa Rican company.
