Houses in Costa Rica
Costa Rica lists 3,457 houses on RealEstateAbroad, more than half of the 6,415 properties we show. Buyers range from North American retirees and remote workers to families moving for the climate and the pura vida lifestyle.
Across all property types, Costa Rica listings show a median asking price of €446,093, with a middle band from €228,858 to €983,372. The median price per square metre is €2,210. Houses dominate the top of this range in beach and hillside locations, where views and land area drive the price. Nationally, 562 listings have three bedrooms, 436 have five or more and 372 have two, which hints at the many large villas in the stock.
On the Pacific coast, Tamarindo, Flamingo and Santa Teresa draw surfers and expats. The southern zone includes Dominical and Ojochal, with quieter jungle and ocean-view homes, and Manuel Antonio mixes rainforest and tourism. Santa Cruz serves Guanacaste's inland market, and Escazu in the Central Valley is the main upscale suburb of San José.
Foreigners have the same property rights as citizens in Costa Rica, and can hold title in their own name or through a Costa Rican company. The big exception is the maritime zone along the coast, where the first 50 metres from the high-tide line is public, and the next 150 metres is a concession area, not freehold, and subject to municipal rules. Make sure the house is on titled land, not concession land. Read the Costa Rica buying guide.
Transfer tax and stamp duties together typically amount to a few percent of the registered price, plus notary and lawyer fees; annual property tax is low, but newer rules add taxes on high-value homes. Confirm figures locally. For funding, see Costa Rica financing.
