Buyer's guide: Sion
Sion is the capital of the canton of Valais, a sunny Rhône valley city overlooked by two hilltop castles, Valère and Tourbillon, and surrounded by vineyards. RealEstateAbroad lists 165 properties for sale in Sion, with a median asking price of €848,664.
Figures come from current listings on RealEstateAbroad; asking prices converted to euros.

Apartments are 92 listings, commercial properties 37, houses 19, villas 12 and plots five. Bedrooms: four-bed (42), three-bed (37), five-plus (37), two-bed (19) and one-bed (4). The commercial share is high because offices and shops sit in the same centre, so filter carefully. Compare via apartments in Switzerland and houses.
The median size of 130 m² points to generous family apartments and houses, and the upper quartile above €1.4 million is typically hillside villas with views or renovated old-town properties. Ask for the condominium rules, the renovation fund balance and the cantonal valuation.
Sion has a rail link to Lausanne and Geneva, an airport for small aircraft, and ski resorts such as Crans-Montana, Anzère and Nendaz within about an hour. Savièse is the hillside village above it, and Conthey, Vétroz and Ardon are valley towns to the west; Leytron is a wine village. Nendaz is a resort up the side valley. Valais costs less than Lake Geneva but more than the average Swiss canton.
Switzerland's Lex Koller restricts purchases by non-Swiss residents without a settlement permit and by non-residents. Foreigners living in Switzerland with a C permit buy freely, EU/EFTA citizens with residence permits can buy a primary residence, and non-residents may only buy holiday homes in designated tourist zones under cantonal quotas. Valais has quotas, so do not assume a Sion flat qualifies. Property transfer taxes and notary fees depend on the canton, and mortgages require roughly 20% equity, with at least 10% not from pension funds. See the Switzerland consultation guide, financing information and the Switzerland overview.
