Savièse is a municipality of scattered villages on a sun-exposed terrace north of Sion, with orchards, vineyards and views over the Rhône valley to the Bernese Alps. The area has an old-world feel, with stone chapels and local traditions, but the commute to Sion's shops, hospital and train station is only a few minutes by car.
Valais is one of Switzerland's sunniest cantons, and skiing at Crans-Montana is about 40 minutes away by road. Geneva and Lausanne are reachable within roughly 1.5 hours by road or rail from Sion, and the Simplon route leads on to northern Italy.
Buyers are Swiss families, commuters to Sion and Lausanne, and foreign residents with a Swiss permit. For comparison, you could look at Sion, Montreux or Geneva, which are priced differently. Ticino buyers might prefer Lugano.
Switzerland restricts property purchases by non-residents under the Lex Koller rules. In general:
That means Valais holiday-home buying is competitive, and you should confirm eligibility with a local notary before you make an offer. Notary and registration fees are set cantonally and typically add a few percent to the price. See our Switzerland consultation guide and financing guide, plus the Switzerland overview.
Swiss ownership brings recurring costs that differ from the rest of Europe. Cantonal and communal property and wealth taxes apply, and owners of a second home or those who rent out the property may face additional treatment. Heating is a major cost on a mountain terrace, so ask about the system type, and whether the home is connected to district heating. Because terrain around Savièse is sloped, check road access in winter and the cost of retaining walls. A quality build is usually expected: ask for the building file, including insulation and the condition of the roof, and compare the price against a Sion benchmark.
Swiss banks typically require 20% equity, with at least 10% from non-pension funds, and they test affordability at a notional rate. Request the land-registry extract, building permit and energy certificate, and check for rights of way or hazard zones. Use the mortgage calculator to test scenarios.

Non-resident foreigners need cantonal authorisation, which is subject to quotas, and approval is not guaranteed. Residents with a C permit face fewer limits. Ask a Valais notary first.
Savièse is just north of Sion, usually a 10 to 15 minute drive depending on the village. Sion has the main train station and airport.
Crans-Montana is roughly 40 minutes away by road, and other large Valais resorts are within an hour or so. In winter, check road conditions.
Valais has limited buildable land, strong Swiss demand and high construction standards. The median in current listings is about €8,022 per m².
Some do, but they often require larger deposits and local income or assets. Compare offers from several banks, and confirm Lex Koller eligibility first.
