Land in Switzerland
There are 833 land listings in Switzerland among the 13,129 current properties on RealEstateAbroad. Swiss building land is scarce and tightly zoned, and for foreign buyers it is one of the hardest categories to acquire.
The country-wide median asking price is €1,275,769 and the median per m² is €8,572, which reflects mainly built property. A plot's price depends on whether it lies in a building zone, its servicing and slope. Prices near Lake Geneva and Zurich can be far higher than the median per m² of the market. Land priced below the market could be farmland or forest, which is not buildable.
Lex Koller restricts non-resident purchases of building land for development, except for own business use. Agricultural land is off-limits to most buyers under separate farmland law. Residents with settled status can buy plots for building a main home. Your notary should verify authorisation before you sign.
Lugano, Collina d'Oro, Sion and Lausanne regions have mixed offers. For finished options, see villas, houses or the Switzerland overview.
Buying a plot is only the first step. After purchase you need an architect, a building application published for neighbours to challenge, and a licensed contractor, all under cantonal energy and safety codes. Utility connections and access roads can add a surprising amount to the budget on sloping sites. Expect the process from plot to move-in to take well over a year even when everything goes smoothly. If that sounds heavy, a finished property is usually less risky, and it may be the only route open to you as a foreign buyer in any case.

Generally not for development or investment. Exceptions exist, so ask a Swiss lawyer.
A municipal zoning category that allows construction. Land outside it is typically agricultural, forest or protected.
Often several months, longer if neighbours object. Plan for delays.
Yes. Cantons levy property gains tax on sellers, often declining with holding period.
