Villas in Switzerland
Switzerland has 842 villas listed on RealEstateAbroad, a small slice of the 13,129 current properties. These are generally detached luxury or family homes with gardens, typically around lakes and in the Ticino hills.
The all-types median asking price is €1,275,769, and the top quartile starts at €2,126,652. Villas in Montreux, Lugano and Geneva's canton often list well above those figures. The country-wide median per m² is €8,572. Because Swiss mortgage lending is conservative, high-priced villas often need large equity.
Non-residents are restricted under Lex Koller; holiday villas can be allowed in designated tourist municipalities and quotas. Residents with a C permit, and often with a B permit for a main home, are free to buy. Ask early whether the specific municipality has a cap on second homes.
Common locations are Lugano, Collina d'Oro, Montreux and Geneva. Alpine options exist around Crans-Montana. Compare with houses or penthouses for other styles.
For next steps see the Switzerland financing guide and the consultation guide.
After you agree a price, a notary prepares the sale deed, usually within a few weeks. Foreign or non-resident buyers must first obtain cantonal authorisation where Lex Koller applies, and the contract is made conditional on that approval. Registration in the land register finalises ownership. Many buyers put down a modest reservation, while the full deposit is generally handled through the notary. Ask your notary to explain who holds the funds, and when the mortgage lender releases its loan. Allow two to three months from offer to completion, longer when authorisation is needed.

Not necessarily. Land value pushes the price of villas up, especially on lakes. Compare total cost and running costs.
Some cantons offer lump-sum taxation to wealthy residents, but it is a separate application. Speak to a Swiss tax adviser.
They depend on the canton and are typically a fraction of one percent to around one percent of the price.
For a main home under Lex Koller, yes. A holiday home can be allowed only in certain tourist areas.
Plan on two to three months from agreed price to completion, longer if cantonal authorisation is required for a foreign buyer.
