Buyer's guide: Lausanne
Lausanne rises in terraces above Lake Geneva, home to the International Olympic Committee, two universities and a medieval cathedral. RealEstateAbroad lists 163 properties for sale in Lausanne, with a median asking price of €1,603,582.
Figures come from current listings on RealEstateAbroad; asking prices converted to euros.
| Measure | Lausanne |
|---|---|
| Listings | 163 |
| Median asking price | €1,603,582 |
| Middle 50% range | €372,704 to €2,894,076 |
| Median price per m² | €13,727 |
| Median size | 152 m² |
The middle half runs from about €373,000 to €2.9 million. Part of the reason is the mix: apartments 68, commercial 61, houses 25, villas five and land three. Commercial units, such as parking spaces, offices and shops, pull the lower quartile down, while lakeside villas and penthouse-style flats push it up. By bedrooms, five-plus (36), three (21), two (19), four (17) and one (4). Use the apartment listings in Switzerland to filter residential only.
A median size of 152 m² is generous, and commercial units with unusual dimensions affect the figure. When comparing, treat price per square metre as indicative and look at specific buildings.
Ouchy is the lakefront, the Flon district is the nightlife area, and the old town sits around the cathedral. The metro has two lines and the EPFL campus in Écublens sits to the west. The lakeshore towns east toward Vevey and Montreux are covered by Montreux, La Tour-de-Peilz, Veytaux and Blonay, mostly 20 to 30 km from Lausanne, while Rolle is on the lake to the west and Aigle is in the Rhône valley. Each has its own price level.
The Lex Koller law limits purchases by non-resident foreigners to holiday homes in approved zones and often requires cantonal authorisation,. Foreigners with a C permit generally buy freely, and EU/EFTA residents can purchase a main residence. Commercial property is usually exempt from the permit requirement. Mortgages require about 20% equity. Transfer duty in Vaud is a percentage of price, and notary fees apply. Read our Switzerland consultation guide, financing page, and the Switzerland overview.

Typically a little, but compare streets, not cities.
