Houses in Switzerland
Switzerland has 4,353 houses among 13,129 current listings on RealEstateAbroad. Single-family homes are expensive and scarce, and most foreign buyers need residency or a holiday-home permit before they can purchase one.
With a median asking price of €1,275,769 and a median of €8,572 per m² across all Swiss listings, a house usually means a serious budget. The p25 to p75 range of €793,481 to €2,126,652 shows how much stock sits above seven figures. Homes in the Ticino hills and rural Valais are cheaper than lakeside Geneva or Zurich commuter belts.
Lugano and Collina d'Oro have lake-view houses and villas. Montreux and Lausanne offer Lake Geneva houses, Sion a more affordable Valais base, and Crans-Montana alpine chalets subject to second-home limits.
See Swiss apartments or villas for alternatives. For process and financing, use the Switzerland buying guide, financing page and mortgage calculator.
Swiss houses are built to a high standard, but upkeep is not cheap. Plan for heating, insulation upgrades, garden and snow clearing in the Alps, plus building insurance, which in some cantons is compulsory and run by a cantonal insurer. Owners also pay municipal and cantonal property taxes, and in many cantons an imputed rental value is added to taxable income, which is partly offset by mortgage interest deductions. Because every canton sets its own rules, a house two valleys away can carry a very different tax bill. Ask your adviser to model the annual cost before you commit. Most buyers also commission a building survey, as hidden defects in older chalets, such as timber decay or inadequate drainage, can be costly.

Yes. Swiss property sales are completed in front of a notary and registered in the land register.
Usually yes if it is not your permanent residence, so municipal second-home caps may apply.
Typically 20% of the purchase price, with at least 10% of price from non-pension funds.
Foreign-controlled companies are also covered by Lex Koller; talk to a Swiss lawyer before using a company.
