Two Lagoas
Algarve Lagoa takes in Carvoeiro, Ferragudo and Porches, with beaches, golf and a large international community. For nearby markets see Lagos, Portimão, Albufeira, Loulé and Faro. Azorean Lagoa is on São Miguel, near Ponta Delgada, the island capital, and offers volcanic landscapes and much lower prices.

Costs include IMT (a flat non-resident rate of 7.5% was introduced in 2026; verify with a lawyer), stamp duty of 0.8%, and registry and notary fees. In the Algarve, properties near Carvoeiro and Ferragudo carry resort-area prices, often several times what you would pay in Azorean Lagoa for a comparable house.
