The mix is unusually varied:
By bedrooms, two- and three-bedroom homes dominate (33 and 32 listings), with 8 four-bedroom homes, 7 one-bedroom, 3 studios and 3 with five or more. The commercial share is high compared with most towns, reflecting tourism and the seafront economy. Browse more in apartments, commercial property or land across Portugal.
The town has a wide beach, a lower promenade packed with restaurants and an upper district, O Sítio, reached by funicular and set on a cliff. In winter, big swells at the lighthouse draw crowds; summer brings Portuguese holidaymakers. Outside peak months the place is quiet, which matters if you plan to live there rather than let the home.
Nazaré is roughly an hour and a half from Lisbon by road. Within the region, Alcobaça and Caldas da Rainha are close inland neighbours, and Leiria is the main regional city. Óbidos is a popular medieval town to the south. Tomar and Ericeira are further markets, not day-to-day neighbours.
Get a Portuguese tax number (NIF) first. The usual route is a promissory contract (CPCV) with a deposit, due diligence at the land registry, then the final deed (escritura). Since 2026, a flat 7.5% IMT transfer rate applies to non-residents, plus stamp duty and registration fees, so confirm the current figure with a lawyer. The golden-visa property route closed in October 2023. Our Portugal buying guide and mortgage guide go further, and the Portugal page has other regions.

Demand peaks in summer and during the winter surf season, but the town has year-round residents and shops. Ask owners about off-season rental performance before relying on income.
The lower quartile of listings starts around €288,819, with smaller apartments at the bottom. Land and commercial units price differently.
It is strongly advised. A lawyer checks title, licensing and any liens, and the CPCV deposit is normally forfeit if you withdraw.
Yes, from some banks, usually at lower loan-to-value than residents. Our financing guide covers typical terms.
