Buyer's guide: Ericeira
Ericeira is a fishing village turned surf town on Portugal's Atlantic coast, in the Mafra municipality about 45 minutes' drive from Lisbon. Our database lists 69 Ericeira real estate properties at a median asking price of €663,780, with a mix of apartments, land, villas and commercial units that reflects a small and fast-moving market.
Asking prices below are from current listings on RealEstateAbroad. In a market this small, a handful of high-end villas can pull the figures up, so compare individual homes rather than relying on averages.

Apartments lead with 18 listings, followed by land (15), villas (14), commercial (12) and houses (10). By bedrooms: four (12), three (11), two (10), five-plus (9) and one (2). A good number of the commercial listings are small hospitality or retail units, reflecting the visitor economy. Ericeira's old centre is a maze of whitewashed lanes above a cliff-top harbour, with seafood restaurants and small shops. The town is a World Surfing Reserve, with breaks such as Ribeira d'Ilhas and Coxos drawing surfers all year, and surf schools, camps and guesthouses are a mainstay of the economy. Nearby villages include Santo Isidoro, Foz do Lizandro, São Lourenço and Ribamar, each with a quieter feel and more space for villas. Mafra, with its monumental palace and convent, is a short drive inland.
Lisbon is reachable in about 45 minutes by road and Lisbon airport in around 40 minutes, but there is no train service, so owners rely on the car or the coach to the capital. Many buyers are remote workers, surf-loving families and holiday-home owners from northern Europe, which keeps the rental market busy in summer. Winter is quieter and Atlantic winds can be strong.
Ericeira sells a lifestyle first and a location second: waves, small-town life and Lisbon within an hour.
Our Portugal buying guide and Portugal mortgage guide cover the process in more detail.

Yes. Portugal has no restrictions on foreign buyers, but you need a Portuguese tax number and should use a local lawyer.
Demand is strong in summer, but you must check the holiday-let licence position because rules have changed.
About 45 minutes by car. There is no direct train, so most residents drive or use the coach.
The median asking price across our listings is €663,780. Villas near the coast and in the better villages ask more.
Mild year-round, with cool Atlantic summers and wetter, windy winters.
