That skew towards large family homes, with a median of 214 m², is why prices are so high. If your budget is under €1 million, you will mostly be looking at the apartments toward the lower quartile.
Estoril is known for its casino, its long promenade to Cascais, and its tree-lined avenues of early 20th-century villas. The Cascais railway line runs along the coast and reaches central Lisbon in roughly 40 minutes, which is a big reason professionals live here. International schools and golf courses are within a short drive.
The immediate neighbour is Cascais, the sailing town and old fishing harbour, with its own pricing. Other nearby markets are Alcabideche, Parede, Sintra and Amadora, while Lisbon is the capital. Our dataset has no coordinates for this parish, so check distances on a map.

This parish combines the Cascais centre and Estoril and has a higher median (€2,300,271) than the Cascais listings at €1,618,986. The difference reflects the larger share of big villas and seafront homes.
Not through property alone. Portugal's golden-visa route for real estate closed in October 2023, so you need another residence route.
About 40 minutes by train to Cais do Sodré, or 25 to 40 minutes by car outside rush hour. Traffic on the coastal road and the A5 can be heavy.
IMT (a flat rate for non-residents from 2026), stamp duty, notary and registry fees, then annual IMI. Check the latest rates with a Portuguese lawyer before signing.
