Buyer's guide: Sintra
Sintra is a hill town about 25 km west of Lisbon, famous for its fairy-tale palaces and forested Serra. Our Sintra real estate pages show 113 listings at a median asking price of €755,518, covering historic houses, villas, commercial buildings and a large share of land.
These asking prices are from current listings on RealEstateAbroad. The spread is very wide, from modest flats in suburban Sintra to estates in the hills, so the median says little on its own.

Houses lead with 45 listings, then commercial (23), apartments (22), land (19) and villas (4). Bedrooms: five-plus (23), three (21), four (17), two (9), zero or studio (5) and one (4). Compare the national picture at houses in Portugal, villas in Portugal and land in Portugal.
The number of commercial buildings and plots suggests that renovation and development projects form a big part of the market.
The historic centre (Sintra-Vila) and the slopes around the Pena Palace, the Moorish Castle and Quinta da Regaleira sit in a UNESCO-listed cultural landscape, with strict controls on building and renovation. São Pedro de Penaferrim is a charming village within the Serra, popular with buyers wanting character homes. To the west, Colares and Almoçageme are known for sandy vineyards, and the coast around Praia das Maçãs and Azenhas do Mar has Atlantic views. The eastern areas, such as Mem Martins, Rio de Mouro and Cacém, are dense commuter towns on the Lisbon rail line with lower prices.
The train from Sintra to Lisbon takes about 40 minutes, Cascais and its beaches are 20 minutes by car, and Lisbon airport is around 35 minutes away. International schools in the Lisbon-Cascais area add to the appeal for expat families. Summer fog and humidity in the Serra can affect older homes, and wildfire risk in the surrounding hills is an issue.
In Sintra the heritage zone is both the attraction and the constraint: renovation permission can take as long as the building work.

Yes. Portugal has no restrictions on foreign buyers, and you only need a NIF and a lawyer.
Prices in the hills can match or exceed Lisbon's, while suburban areas like Mem Martins are cheaper.
Yes, in the UNESCO landscape and protected zones. Approvals may be required for facade, windows and extensions.
The Serra de Sintra and nearby woodland can be fire-prone in summer. Check clearance rules and insurance.
The commuter train takes about 40 minutes, or you can drive in 30 to 45 minutes depending on traffic.
