Buyer's guide: Whakatane
Whakatane is a coastal town on New Zealand's North Island, in the eastern Bay of Plenty, with beaches, a river and views to the volcanic Whakaari/White Island. Houses: 57; apartments: 3; land: 1. Bedrooms: 20 three-bedroom, 18 four-bedroom, 10 two-bedroom and 4 with five or more. The mix is that of a family market: detached homes on sections, many near the beach settlement of Ōhope. See New Zealand houses, townhouses, apartments and land.
Whakatane is smaller and quieter than Tauranga, with a local economy based on farming, forestry, kiwifruit and tourism. Regional centres Taupo and Gisborne are a drive away rather than neighbours. The area has geothermal and seismic activity and flood risk in some river catchments, so check natural-hazard information and insurance for any property.
Ask for the LIM report (Land Information Memorandum) from the council, which lists consents, hazards and rates. Check flood, liquefaction and tsunami risk, and test for building-code issues such as leaky buildings. Insurers may charge more or limit cover in hazard zones.
New Zealand bans overseas persons from buying existing homes. Since 6 March 2026, holders of the Active Investor Plus visa may buy one home above NZ$5 million with consent. Australians and Singaporeans are generally exempt, and people with resident status are not treated as overseas persons. The legal position is detailed, so use a New Zealand lawyer.
