Land in New Zealand

Land for sale in New Zealand totals 1,167 listings among 22,888 in our database. From suburban sections to coastal blocks and rural parcels, land is where New Zealand's foreign-investment regime bites hardest, so understand consent rules first.

Overseas investment rules

Overseas persons need Overseas Investment Office consent to acquire sensitive land, including larger rural blocks, land next to the foreshore, lakes or reserves, and certain heritage land. Residential land is largely closed to non-residents. Many sections are therefore bought by residents or New Zealand companies.

What a section costs

With the national median asking price across types at €474,668 in current listings on RealEstateAbroad, a building section in Auckland is expensive, and Otago, around Queenstown and Wanaka, is dearer still. Rural sections in Northland and Waikato tend to cost less. Coastal land in Bay of Plenty and Nelson carries a lifestyle premium.

Before you buy

  1. Get the LIM report and check zoning under the district plan.
  2. Confirm connections to power, water and sewer, or the cost of alternatives.
  3. Check easements, covenants and flood or slip hazards.
  4. Ask about resource consent requirements for building, including for highly productive land.
  5. Confirm legal road access.
  6. Review the subdivision status, since new titles may not yet be issued.

Building afterwards

Construction needs a building consent from the council, plus a licensed builder. Costs have climbed, and timelines vary. If you want a ready-made home, see houses, and read our New Zealand consultation guide for process steps.

Hazards and insurance

Natural hazards shape land values in New Zealand: flood plains in Auckland and Hawke's Bay, coastal erosion on exposed shores, and fault lines and liquefaction in earthquake regions. Ask for the council's hazard maps, and check whether insurers will cover a house on the section at a reasonable premium before settling. Some councils have started to flag managed retreat in the most exposed areas, which can hit values. A geotechnical report is inexpensive compared with remedial foundation work after purchase.

Frequently asked questions

Can non-residents buy a building section?

Generally no, except in specific circumstances. Check the Overseas Investment Act with a lawyer.

What is a lifestyle block?

A small rural property of a few hectares used for hobby farming or living.

Do sections come with services?

Not always. Confirm that power, water and sewage are connected.

How long does consent take?

Building consents may take weeks to months, depending on the council and complexity.
