Buyer's guide: Northland
Northland is the subtropical top of New Zealand's North Island, known for the Bay of Islands, kauri forests and long beaches. RealEstateAbroad lists 1,277 properties for sale, with a median asking price of €497,152 and €2,933 per m². Houses dominate, and the region combines lifestyle and retirement buyers with a rural economy.

| Measure | Northland |
|---|---|
| Listings | 1,277 |
| Median asking price | €497,152 |
| 25th to 75th percentile | €424,203 to €639,053 |
| Median per m² | €2,933 |
| Median size | 174 m² |
Houses account for 1,167 listings, land 98 and apartments 12. Three-bedroom homes lead (572), then four-bedroom (352), five-plus (139), two-bedroom (89) and one-bedroom (16). The generous 174 m² median size suggests larger homes on sizeable sections, many with sea views or bush surroundings.
For smaller options see apartments and townhouses, and for building sites the land page. National house listings give wider context.
Whangārei is the main city, with a harbour, a marina, a hospital and local services. The Bay of Islands, centred on Paihia, Russell and Kerikeri, is the tourist heartland and a historic site where the Treaty of Waitangi was signed. Kerikeri is a horticultural town with a growing population of retirees. The Far North, including Doubtless Bay, Mangonui and Kaitaia, is remote and attracts those wanting space. Mangawhai and Matakana on the southern border are often seen as Auckland commuter beach towns.
Auckland is about two to three hours' drive from Whangārei. Much of Northland has limited public transport and slow roads. Winters are mild and wet, and storms can cause flooding and slips, as seen in several recent cyclones.
New Zealand's Overseas Investment Act restricts most non-resident, non-citizen buyers from acquiring existing homes, with exceptions including Australian and Singaporean citizens and certain visa categories. Rural land purchases of more than five hectares, and land near the foreshore, can trigger additional consent requirements even for some residents. Confirm the position with a New Zealand lawyer.
A LIM report is essential, as are council hazard maps for flooding, coastal erosion and slope instability. Check septic tank compliance, water supply (tank or bore) and road access, since unsealed roads are common. Our New Zealand buying guide, financing page and market analysis cover the broader process.
Northland attracts retirees, remote workers and returning New Zealanders who want a slower pace, a warm climate and access to the sea. The Bay of Islands is a world-class sailing and fishing area, with a busy tourist season from December to February. Kerikeri's orchards and cafés give it a settled community feel, and Whangārei offers the best range of healthcare and shops. Services in the Far North are limited, with fewer specialists and longer travel times. Internet coverage has improved, and satellite broadband helps rural properties, but check coverage before buying if you plan to work remotely.
If you want a few hectares in Northland, check access (sealed or unsealed), power connection, water source and wastewater consent. Fencing for livestock, drainage and tracks can add major costs, and some blocks are covenanted for bush protection. A rural valuation is worth ordering, because lifestyle blocks are harder to price than suburban homes. Ask neighbours about winter road conditions and internet reliability.
Compare Auckland, Waikato, Bay of Plenty, Canterbury, Wellington and Otago. The New Zealand hub lists more.
