Apartments in New Zealand
Apartments for sale in New Zealand total 1,274 of the 22,888 listings in our database, a small share in a country of standalone homes. They are concentrated in the main cities and are the most likely entry point for overseas buyers, because some new apartment developments are exempt from the foreign-buyer ban.
Existing apartments are generally off limits to non-resident foreigners, but off-the-plan units in developments with an exemption certificate may be sold to overseas buyers. The seller or lawyer should be able to show the exemption. Confirm everything with a New Zealand lawyer.
Auckland holds the bulk of high-rise stock, with more in Wellington, whose compact centre is popular with public servants, and in the Canterbury city of Christchurch. The national median asking price across types is €474,668 in current listings on RealEstateAbroad, so apartments are normally below that. If you want land, see houses.
Apartments are held on unit titles, with a share of common property and a body corporate that sets levies. Check the long-term maintenance plan, the balance of the sinking fund, any pending special levies and the building's weathertightness history. After the Wellington and Christchurch earthquakes, check the building's seismic rating. Also ask whether short-term rental is allowed in the building rules.
Legal fees, a valuation or building report and levies are the main extras. Body corporate fees vary widely with building facilities. Seek a lawyer's advice on structuring, and see the New Zealand financing guide and mortgage calculator for planning.
New Zealand has a history of leaky buildings, so buyers should always obtain an independent building report, especially for apartments built between the mid-1990s and mid-2000s. Ask for the code compliance certificate for newer units and a full set of warranty documents. Off-the-plan buyers must understand deposit protection, completion deadlines and the developer's financial standing. Where a building has had remediation, check the cost was fully funded and recorded in the unit title records.

Depends on the building, location and levies. Check recent sale prices of similar units.
Not nationally, but body corporate rules and council rules can limit short-term lets.
