Buyer's guide: Manawatu
Manawatu real estate is a market of family houses, with 658 of 669 listings being houses and a median asking price of €439,692. Before shortlisting anything, non-resident buyers need to understand New Zealand's overseas buyer restrictions.
Data comes from current listings on RealEstateAbroad; all prices are asking prices converted to euros.

The mix is overwhelmingly detached homes: 658 houses, 8 land listings and 3 apartments. If you are comparing regions, the national houses for sale in New Zealand page and the land page give the wider view.
By bedrooms, four-bed homes lead with 314 listings, followed by 220 three-bedders and 102 with five or more. Only 19 have two bedrooms and 3 have one. Buyers here are mostly families trading space for lower prices than Auckland.
The Manawatu region is centred on Palmerston North, a university city with Massey University and a large regional hospital, plus towns such as Feilding. It is flat, farm-fringed country with the Tararua Range to the east, and the climate is milder than the South Island but breezier than Auckland.
Compared with Auckland or Wellington, you pay far less for each square metre, though rental yields and capital growth depend on local employment in education, health, defence and agriculture rather than tourism. Waikato is the nearest comparable upper North Island market.
Under the Overseas Investment Act, most non-resident, non-citizen buyers cannot purchase existing residential homes. Exceptions exist for Australian and Singaporean citizens and for people holding certain residence-class visas, and rules for some investor visa holders have been relaxed, so verify the current position with a New Zealand lawyer before you make an offer.
Rural land and lifestyle blocks can trigger separate consent. There is no general stamp duty, but expect legal fees, a LIM report and a building inspection. See our New Zealand buying guide and financing page for the process.

Generally not for existing homes, unless you hold residence status or fall within an exemption such as Australian or Singaporean citizenship. Always check current rules with a lawyer.
Our listing data puts the median at €2,286 per m² here, and you can compare against Auckland listings directly.
A Land Information Memorandum is issued by the local council and lists consents, rates, hazards and any notices on a property. Commission one before going unconditional.
No. Only 3 of 669 listings are apartments, so this is a house and section market.
