Gisborne (Tairāwhiti) is a port city with beaches at Waikanae and Wainui, a river-mouth setting and a relaxed surf culture. It is known for Chardonnay wines, citrus and horticulture, forestry and Māori heritage; Kaiti Hill commemorates the first encounters between Māori and Captain Cook in 1769. The region has a strong Māori population and cultural presence.
The city is remote: flights connect to Auckland and Wellington, and by road Gisborne is about four to five hours from Hawke's Bay. Cyclone Gabrielle in 2023 and later storms damaged roads and forests, and flood and slip risk are real concerns on some sections. Compare with Auckland, Wellington and Bay of Plenty.
Gisborne offers beach lifestyle and space, but isolation and weather risk need serious due diligence.
The Overseas Investment Act restricts most non-resident, non-citizen buyers from purchasing existing homes. Australian and Singaporean citizens are exempt, and New Zealand residents are treated like New Zealanders. Consent is required for sensitive land such as large rural blocks and farmland, and special rules apply to forestry. Changes to investor visa rules have been announced, so check the latest text.
Approximate costs (verify locally): no stamp duty, but legal fees, a LIM report, building inspection and agent commission of 3% to 4% plus GST (paid by the seller). Read our New Zealand consultation guide, financing page and New Zealand overview.
Most Gisborne houses stand on freehold sections of between 600 and 1,000 square metres. Rates are charged by the council and vary by property value, so ask for the latest bill. Check that any extensions have building consent and code compliance certificates, because unconsented work can complicate sale and insurance. In older villas, look for leaky roofs, rewiring needs and asbestos in cladding or ceilings. Houses built between the 1990s and early 2000s may suffer from weathertightness issues, so commission a building report.
Gisborne is subject to earthquake, tsunami, flood and landslide risk. Council hazard maps are available, and your LIM will list known hazards. Insurers may charge more or limit cover in at-risk areas. Check the specific section, drainage and the history of any remedial work.

Only if exempt or approved. Most overseas persons cannot buy existing homes, but residents and Australian or Singaporean citizens can.
Yes. Flights run to Auckland and Wellington, and road travel is long. Consider access for family and emergencies.
Floods, slips, earthquakes and tsunami. Check council maps and insurance.
Our median is €454,682 which is high for a provincial city. Compare with other regional New Zealand markets.
It is the Māori name for the region around Gisborne, meaning the coast of the rising sun.
Yes, driven by local workers and the horticulture sector, but yields depend on price and tenant protections.
Cyclone Gabrielle in 2023 caused severe damage in the region, including slips and flooding. Check insurance, flood maps and the property's drainage history.
Gisborne has a relaxed beach and surf culture, a local food and wine scene, and strong Māori heritage. It is small and remote compared with big cities.
