Suburbs and lifestyle

Thorndon, next to Parliament, has heritage villas and quiet streets, while Kelburn, beside Victoria University and the cable car, mixes older houses with student rentals. Karori and Khandallah are family suburbs with larger sections, Island Bay and Lyall Bay face the south coast and have a beach feel, and Newtown and Brooklyn are lively and artistic. The central Te Aro district holds most of the apartment stock. Across the hills, the Hutt Valley and Porirua are separate cities with lower prices, linked by train.

The local economy is built on government, finance, film and creative industries. The compact centre is walkable, Wellington Airport is close to town, and the inter-island ferry runs to Picton. Wind is a defining feature, and many sections are steep, so check access, retaining walls and drainage. Earthquake risk is real: the city sits near active fault lines and has reclaimed land in the CBD, so ask about construction, foundation and any recent quake damage.

Prices differ sharply within short distances. Thorndon, Kelburn and Khandallah sit at the premium end, while Newtown and the Hutt Valley are much more affordable, and a flat sale typically needs a close look at the body corporate's long-term maintenance plan. Wellington's commuter railways serve the Hutt and Kāpiti lines, so a longer ride can unlock a larger section.

In Wellington the hill, the wind and the fault line all affect a home's value. Inspect the structure first and the view second.

Rules and checks for overseas buyers

New Zealand limits purchases of existing homes by most overseas people. Australian and Singaporean citizens are exempt, and residents with qualifying visas can buy; new apartments in approved developments may also be open to foreign buyers. Others typically need consent, which is rarely granted for residential property. Take legal advice before making an offer.

  • Earthquake-prone buildings. Older apartment buildings may have strengthening obligations and levies. Review the body corporate's reports.
  • Insurance. Check the availability and cost of cover, including the national Natural Hazards Commission scheme.
  • LIM and building reports. Order a Land Information Memorandum and an independent inspection.
  • Auction versus tender. Many Wellington houses sell at auction, which is unconditional. Do your checks before bidding.
  • Leaky buildings. Some homes built in the 1990s and early 2000s have weathertightness defects.
