Buyer's guide: Waikato
Waikato is a region, not a single town, and its property market runs from Hamilton city to farmland and lakeside towns. RealEstateAbroad lists 2,733 properties with a median asking price of €485,660 mostly standalone houses. Many overseas buyers will find New Zealand's rules on foreign purchasers the main hurdle, so read that section first.
Asking prices come from current listings and are converted to euros.
| Measure | Waikato region |
|---|---|
| Listings | 2,733 |
| Median asking price | €485,660 |
| 25th to 75th percentile | €404,717 to €646,547 |
| Median per m² | €2,923 |
| Median size | 176 m² |
Houses account for 2,518 listings, land for 155, apartments for 54 and townhouses for 6. Three-bedroom homes (1,209) and four-bedroom homes (916) are the core of the market, with 224 five-bedroom, 173 two-bedroom and 20 one-bedroom. The median size of 176 m² is generous, and many properties include a half-acre or larger section.
The stock is overwhelmingly detached. For flats and terraced options, see New Zealand apartments and townhouses, or houses across the country. Lifestyle blocks are often listed as land or houses with acreage.
Hamilton is the region's main city and New Zealand's fourth largest, with a university and a growing technology and agricultural science sector. Cambridge is known for horse studs, leafy streets and a premium price. Te Awamutu, Matamata (Hobbiton country) and Huntly are smaller service towns with lower prices. The Coromandel Peninsula coast belongs to the Waikato region in part, and Taupō, on the lake, is a popular holiday and retirement location.
Auckland is about 90 minutes from Hamilton, and the Waikato Expressway makes commuting possible for some, which has pulled Auckland buyers south.
New Zealand's Overseas Investment Act restricts most non-resident, non-citizen buyers from purchasing existing residential property, with exceptions including Australian and Singaporean citizens, and certain visa categories with specific conditions. New residential builds, such as apartments in large developments, may be available to foreign buyers on terms that depend on consent. Those with New Zealand residency or citizenship can buy normally. Rules have been updated recently, including for investor visa holders, so check with a New Zealand lawyer before making an offer.
Our New Zealand buying guide, mortgage page and market analysis give more information. New Zealand has no general capital gains tax, but the bright-line test taxes gains on some residential sales within a set period.
Many Waikato listings are lifestyle properties, where a house comes with a few hectares of paddock. Before buying, check the zoning because rural-zoned land has rules on subdivision and building additional dwellings. Water supply is often from tank or bore, and wastewater from a septic system, so request compliance records. Dairy farming dominates the surrounding countryside, so be prepared for farm smells, tractors and early-morning noise.
For insurance, flood and slip risk are real in some areas of the Waikato River basin, and the council's hazard maps help. Winters are mild but damp, so look for insulation, heat pumps and signs of mould in older houses.
Compare Waikato with Auckland, Wellington, Canterbury, Bay of Plenty, Northland and Otago. Waikato is generally cheaper than Auckland and the Bay of Plenty coast. The New Zealand hub lists the rest, and the valuation tool is handy for checking a price.

Most non-resident foreigners cannot buy existing homes in New Zealand, with exceptions such as Australian and Singaporean citizens. Residents and citizens can. Take legal advice on your visa category.
Generally yes. Our median asking price is €485,660 with a larger median home size, and Hamilton prices sit below Auckland's.
Detached houses, with 2,518 of 2,733 listings, and three- or four-bedroom homes dominate.
No, it is a region that includes Hamilton, Cambridge, Taupō and many rural areas. Prices vary widely between them.
Yes, a LIM report from the council and a builder's inspection are standard. Leaky-building history makes this essential for homes built in the 1990s and 2000s.
Hamilton has a university, a base hospital and a wide choice of schools, while smaller towns have local primary and secondary schools. Check zoning and school enrolment zones when buying, because they affect where your children can enrol.
