Buyer's guide: Waitakere
Waitakere is the western part of Auckland, running from Henderson and New Lynn out to the bush-covered Waitakere Ranges and Tasman Sea beaches. RealEstateAbroad currently lists 123 properties with a median asking price of €409,713, mostly houses. New Zealand bans most overseas purchases of existing homes, so eligibility comes first.
Asking prices from current listings on RealEstateAbroad, converted to euros. Median price per m² is based on fewer listings (53) than the other figures.
| Measure | Figure |
|---|---|
| Listings | 123 |
| Median asking price | €409,713 |
| Lower to upper quartile | €348,006 to €507,145 |
| Median price per m² | €3,938 |
| Median size | 101 m² |
Houses account for 114 of 123 listings, with 6 apartments and 3 plots. Three-bedroom homes lead with 58 listings, then 29 two-bed, 22 four-bed, 6 with five or more and 3 one-bed. A median size of 101 m² points to compact family homes.
The tight quartile range suggests broadly similar suburban housing. See New Zealand house listings and townhouse listings for the wider market.
Henderson is the commercial hub, New Lynn has a rail and shopping centre, and Titirangi is a bush-surrounded village on the edge of the ranges. Piha, Karekare and Muriwai are black-sand surf beaches. The western rail line and the north-western motorway link to central Auckland, roughly 20 km away. West Auckland attracts first-home buyers, families and creatives seeking more space and lower prices than the North Shore or central suburbs, and the area has a strong local identity.
West Auckland is where Auckland's mid-priced family housing sits. Overseas buyers face the eligibility question before the price question.
New Zealand bans overseas persons from buying most existing homes. Since 6 March 2026, holders of the Active Investor Plus visa may buy one home above NZ$5m with consent. Residents, and Australian and Singaporean citizens under trade agreements, are generally not caught by the ban, and new apartments in approved developments may qualify; take legal advice.
New Zealand has no stamp duty, but check the bright-line rule on resale profits. Get a LIM report from council and a building inspection, especially on homes built from the 1990s, for weathertightness history. See our New Zealand buying guide and financing page.
The North Shore lies across the harbour and Auckland city is to the east, with Manukau to the south. Hamilton, Hauraki and Whangarei are separate regional markets. See New Zealand.

No, but gains on some resales fall under the bright-line test.
