The median asking price is €362,996. Overseas buyers need to read the rules section first, because New Zealand bans most foreign purchases of existing homes.

Hamilton is New Zealand's fourth-largest city, on the Waikato River, with the University of Waikato, large gardens and a strong agricultural-services economy. Auckland is about 1.5 to 2 hours north by road, which makes it a cheaper alternative for some Auckland workers, though daily commuting is not realistic. The other places in our link set, such as Auckland, Tauranga and Taupo, are separate regional markets rather than neighbours.
Most buyers are local families, students' parents and investors drawn by university-related demand.
New Zealand's Overseas Investment Act bans overseas persons from buying existing homes, with exceptions for citizens and residents, and for Australians and Singaporeans under trade agreements. Since 6 March 2026, Active Investor Plus holders may buy one home above NZ$5m with consent, which does not affect Hamilton's typical prices.
If you are eligible, a lawyer handles conveyancing, and you should order a LIM report and a builder's inspection. See our New Zealand buying guide, financing guide and the country page.

Generally not an existing home, unless you are a resident, citizen or fall under an exemption such as for Australians. Confirm with a lawyer.
About 125 km by road, so a long commute. Many buyers choose Hamilton for affordability, not for daily travel.
A Land Information Memorandum from the council shows consents, rates, hazards and other council-held information about a property.
The city's growth has been suburban on large sections, so houses form the core of the market.
