Buyer's guide: Utjeha
For property for sale in Utjeha, think seaside houses and plots rather than resort flats: 203 of our 324 listings are houses, and the median asking price is €195,000. The village is a quiet beach settlement on Montenegro's southern coast between Bar and Ulcinj.

Houses dominate with 203 listings, against 55 apartments, 52 plots and 14 commercial units. Bedroom counts are well spread, with 41 four-bedroom homes and 32 with five or more, plus 33 one-bedroom and 30 three-bedroom listings. A price per m² of €1,518 is among the lowest on the Montenegrin coast, but the wide p25 to p75 range (€107,000 to €450,000) means beachfront villas and finished guesthouses are in a different league from older village houses.

Utjeha has a long pebble-and-sand beach, a small set of restaurants and holiday rentals, and a hillside of villas above the road. It lies in Bar municipality, and Ulcinj is a short drive south for shops, while Bar in the north handles ferries, the hospital and the rail line to Podgorica. In July and August the beach fills, and then the village empties from late September.
Because many houses were built informally, legalisation is the central issue: ask whether the building is registered, whether the extension is covered by a permit and whether the plot has a clear title. Prices vary hugely with distance from the beach, so use the €1,518 median as a benchmark only.
In Utjeha, a legal title and a building permit are worth more than a sea view.
Summer demand can strain water supply in coastal villages, and low pressure is a recurrent complaint. Confirm whether the property is connected to the municipal network, has a well or a tank, and who pays for pumping. Power cuts during storms are possible. Roads in the hills can be steep and narrow, so test them in a normal-sized car.
A common deal in Utjeha is a three or four-bedroom house of around 140 m² on a small plot, within a few minutes' walk or drive of the beach, at roughly €195,000. A buyer paying cash will usually negotiate several thousand euros off the asking price, particularly if the seller is a foreign owner who has not visited in years.
Larger villas with a pool and a separate guest apartment appear at the top of the range, and they are marketed to rental investors. Before you buy for rental income, count realistic nights: a house that sleeps ten in July may earn very little in November. Ask the seller for tourist-tax receipts and rental history if they exist.
Foreign buyers can purchase houses and apartments in Montenegro, although agricultural land is restricted. Allow for 3% to 6% transfer tax, notary and registry costs and agent commission. Montenegro uses the euro, so there is no currency risk if you are paying in euros.
Read our Montenegro consultation guide and financing overview. Neighbouring Dobra Voda offers larger, more upmarket houses, while Petrovac is a more established resort. For budgets under €100,000, see Montenegro under €100k.

It suits a quiet beach holiday with a car. The village is lively in summer and calm in winter, so consider your use pattern.
Because the listings mix older village houses, new villas and a few commercial buildings, prices range from about €107,000 to €450,000 in the middle half.
Ask for the building permit, the cadastre extract, utility bills and evidence of legalisation, and have a surveyor inspect structure and damp.
Foreigners generally pay the same transfer tax as citizens, 3% to 6% (progressive by price) at the time of writing. Confirm with a notary.
Yes, with local registration and tourist-tax compliance. Seasonal demand is strongest from June to September.
Utjeha is smaller, quieter and more house-oriented, while Ulcinj has an old town, more services and more apartments. Prices per m² are close in our data.
