Buyer's guide: Seljanovo
Seljanovo is a newer residential area in the Tivat municipality, close to the airport and a short drive from the Bay of Kotor's marina district. Of its 155 listings, 137 are apartments, and the median asking price is €260,000.
Asking prices from current RealEstateAbroad listings:
| Measure | Seljanovo |
|---|---|
| Listings | 155 |
| Median asking price | €260,000 |
| p25 to p75 | €208,000 to €351,175 |
| Median price per m² | €4,000 |
| Median size | 64 m² |
Apartments number 137, houses 16 and commercial units 2. By bedrooms, 57 are two-bedroom, 43 one-bedroom, 15 three-bedroom, 7 four-bedroom and 3 with five or more. At 64 m² for the median home, these are compact flats designed for holiday lets, investors and young local buyers.
Compare other apartments in Montenegro, and note that a flat priced at €4,000 per m² is serious money for the Balkans.
The appeal is simple: Tivat airport is on the doorstep, Porto Montenegro's marina and restaurants are a few minutes' drive, and Kotor's old town is under 15 km away. The trade-off is aircraft noise, building-site disruption and the dense, modern look of the blocks, compared with stone villages along the bay.
Check how far the building is from the airport approach, whether the block has completed its technical inspection, and whether a rental management company is attached.
Foreigners can buy apartments in Montenegro freely, using the euro. Transfer tax is 3% to 6% (progressive by price), paid by the buyer, plus notary and legal fees. For off-plan purchases, ask about the escrow arrangements and the construction permit. Mortgages for non-residents are scarce, so most deals are in cash.
Our Montenegro consultation guide walks through the steps, with funding options on the financing page and more on the Montenegro country page.
