Radanovići is a village on the southern shore of the Bay of Kotor's outer area, close to Kotor and the Tivat–Kotor road, which makes airport access easy. Prices per m² are lower than in central Tivat, but higher than in the south of the coast. It suits buyers who prioritise location for a rental or a holiday flat and are not looking for a historic setting.
Compare with Tivat, where Porto Montenegro attracts yachting buyers, Bečići and Petrovac on the Budva Riviera, or Bar in the south. Seasonal tourism is strong in this area, but winters are quiet, and the road between Kotor and Tivat can be congested in July and August.
Radanovići puts you near both Kotor and Tivat airport for roughly €2,400 per m².
Service charges cover cleaning of common areas, the pool and lift. Property tax is set by the municipality, and an owner who rents must register guests and pay tourist tax. Agencies take a commission of 20% or more of rental income. Run a worst-case calculation with ten weeks of occupancy before accepting that a €126,750 flat will pay for itself.
Typical buyers are investors from Serbia, Russia, Turkey and western Europe who want a small flat near the airport and the Bay, as well as people relocating for work in yachting and tourism. Developments around the Kotor–Tivat road tend to include a pool and parking, and some include furnishing packages with guaranteed rental programmes. Read any guaranteed-return promise with scepticism: ask who pays if bookings fall short and whether the contract is enforceable in Montenegro. A buyer who plans to live here year-round should visit in January to see the quiet season.
Foreigners can buy apartments and houses. Check that the building has an occupancy permit and that each unit is individually registered in the cadastre, because some new-builds are sold on a "ownership share" basis that can complicate title. Ask whether the developer has paid utility connection fees.
Approximate costs (verify locally): transfer tax 3% to 6% (progressive by price) for buyers, notary and registration fees, and agent commission of around 3%. Rental income is taxable, and tourist registration is mandatory. Read our Montenegro consultation guide and Montenegro financing page, and see the Montenegro market analysis for wider context.

The airport is in the same general area, so transfers are short. Confirm times in season.
They can be popular with seasonal tenants, but supply is growing, so run realistic occupancy numbers.
Rental income is taxable in Montenegro and visitors must be registered. Ask an accountant for current rules.

The stock is mostly new studios and one-bedroom flats. Larger homes are limited to the 31 houses and a few bigger flats.
Demand peaks from June to September. Winter rents fall sharply, so plan for low occupancy.
