Supetar is the main port of Brač, linked to Split by car ferry in roughly an hour. The island has pebble beaches, pine woods and quiet villages, and the town is a busy hub in summer. On Brač, Milna is nearby; on the mainland, Split, Omiš, Trogir, Okrug and Makarska are reached by ferry or road. Ferry timetables shape every journey.
Island property is a lifestyle purchase: ferry schedules matter more than distance.
Supetar's beaches, marina and ferry connection make it popular for holiday rentals, and many villas are bought partly for that income. Rental seasons are short, roughly June to September, so yields depend on pricing in peak weeks. Check whether the municipality limits registered holiday accommodation, and that you can register the property as a rental. Island utilities can be stretched in August, so ask about water pressure, a cistern or a well, and whether the house has air conditioning rather than relying on sea breezes.
The 3% transfer tax applies to resales, while new builds with VAT do not pay it. Non-EU/EEA buyers need Ministry of Justice consent subject to reciprocity. Check the land registry, building permit and legalisation status of older houses, as unregistered extensions are common. Also check water supply and summer rental rules.
