Buyer's guide: Rolle
Rolle real estate is among the priciest in our Swiss data: the median asking price across 58 current listings on RealEstateAbroad is €2,397,322, or about €18,284 per m². The town sits on the north shore of Lake Geneva in the canton of Vaud, roughly midway between Geneva and Lausanne, which explains much of the premium.
Asking prices from current listings, in euros.
| Indicator | Value |
|---|---|
| Median asking price | €2,397,322 |
| p25 to p75 | €1,796,054 to €5,187,111 |
| Median price per m² | €18,284 |
| Median size | 114 m² |

The top quarter of listings ask over €5.1m, so the median alone hides a lot. Apartments make up 36 listings, houses 14, land 4 and commercial 4. The median size of 114 m² is compact for the price: lakefront and view premiums drive the per-m² figure.
By rooms, 18 listings have five or more, 15 have four, 12 have three and 4 have two. See apartments and villas across Switzerland to benchmark.
Rolle is a small lakeside town with a medieval castle, a harbour and a rail connection that reaches both Geneva and Lausanne. Many buyers work in international organisations, finance or pharma around Geneva and prefer a quieter base on La Côte. The nearby Nyon is the closest comparison, Geneva and Lausanne are each a half hour or so away. Montreux, Blonay and La Tour-de-Peilz are on the eastern end of the lake, so think of them as separate markets.
Non-resident foreigners are restricted by the Lex Koller; Vaud does not offer easy exceptions, and primary-residence purchases need a residence permit. Cantonal transfer duty, notary and land-registry fees add a few percent, so confirm the figures with a Vaud notary. Lenders typically require 20% equity, partly from non-pension funds.

Lake views, a location between Geneva and Lausanne, strong demand from international workers and limited building land. Current listings average €18,284 per m².
Residents with a permit can, subject to rules. Non-residents are limited by the Lex Koller and usually cannot buy ordinary homes in Vaud. Ask a local notary before viewing.
Smaller apartments tend to sit near the bottom quartile of €1,796,054. Even so, Rolle is far above the Swiss average.
Roughly 30 km by road or train, which puts Geneva within a commute and also Lausanne.
