Luzern real estate is Swiss lakeside property at a premium: the median asking price is €1,824,085 across 55 listings on RealEstateAbroad, or about €14,427 per square metre. Apartments dominate. Non-resident buyers face strict limits, so this page doubles as a reality check.
Asking prices from current listings. The high ceiling reflects lake views and central locations.

Apartments number 39, houses 9 and commercial properties 7. Bedrooms: 1 one-bed, 6 two-bed, 10 three-bed, 12 four-bed and 18 with five or more, so the stock is skewed toward large units. Small starter flats are rare in our listings.

Luzern sits on Lake Lucerne below Mount Pilatus, with the Chapel Bridge and old town drawing tourists, and trains reach Zurich in under an hour. It is a regional economic centre with a university, tourism, finance and services. Lake-view and old-town addresses command the highest prices, while suburbs and neighbouring municipalities are cheaper.
The canton and city have ongoing housing-supply pressure, so competition for sales can be tough.
Switzerland's Lex Koller limits property purchases by non-resident foreigners. Primary residences generally require residence in Switzerland, and holiday homes are limited to designated tourist areas with cantonal quotas; a city like Luzern is not typically a route for non-resident holiday-home buyers. Commercial property is generally free. Transfer duty and notary fees are set at cantonal level. Verify with a Swiss notary.
See our Swiss buying guide and financing guide.
Zürich is the closest large market: Zürich is about an hour away by train. The others are separate regions: Winterthur, Locarno, Minusio, Crans-Montana and Sierre. See Switzerland.

Non-residents are heavily restricted. Residents with the right permit may buy a primary home, and commercial property is generally open.
High incomes, limited land and strong demand in a lakeside tourist city.
About 45 to 60 minutes by train.
Few. Only 7 of 55 listings have two bedrooms or fewer.
Banks typically require 20% down, of which at least 10% must be non-pension cash, and test affordability at a notional rate.
