The municipality is large: the historic town sits inland on the Segura river, while Orihuela Costa, with areas such as Playa Flamenca, La Zenia and Cabo Roig, stretches along the Mediterranean. The coastal part is where most foreign buyers look, with golf, beaches and expat services. Alicante airport is about 45 minutes away.
Nearby markets include Torrevieja, Guardamar del Segura, Rojales and Pilar de la Horadada, as well as San Pedro del Pinatar and Murcia across the regional border.
You need an NIE foreigner number before buying. Resale homes in the Valencian Community attract transfer tax of 9% (from 1 June 2026; 11% above €1 million), while new builds pay 10% VAT plus stamp duty, and notary and registry fees follow. Spain's golden visa ended on 3 April 2025, so property no longer leads to residence by itself. Check licences for tourist rental, the community of owners' accounts, and whether urbanisations have legal status.
