Apartments 431, villas 145, commercial 45, houses 27, penthouses 20 and land 10. Two-bedroom homes lead at 286, then three-bedroom (217), four-bedroom (67), five-plus (43) and one-bedroom (14). Many flats are in high-rise blocks with communal pools, and villas sit in the hills above the town, such as around La Cala and Sierra Helada.
Levante beach is lively with bars and nightlife, while Poniente is calmer. The old town on a rocky headland has narrow streets, and Rincón de Loix is a well-known residential and tourist district. The theme parks are nearby, as are Altea and Villajoyosa. Alicante airport is roughly 50 km away, with tram links along the coast. Benidorm is unusual for staying busy in winter, as northern Europeans retire or spend the cold months here, which supports year-round shops and services.
In the Valencia region, holiday lets need registration, and many community statutes ban them. Check this before relying on rental income.
Foreigners can buy freely. You need an NIE, a lawyer and a check of the land registry and community debts. Budget about 10-13% for costs (approx.; verify locally). Non-resident mortgages usually go up to 60-70% of value.
